Who we are
We have been letting and managing property in Manchester since 1986.
We started with a handful of houses in north Manchester. Four decades later we look after more than a thousand properties, from terraced homes to industrial estates, for landlords who mostly came to us because someone told them to.
We have never been the biggest agency in the city. We have been here longer than nearly all of them, and the job has not changed: keep good tenants in good buildings, and keep the owner informed.

Three sides of the same business
Most agencies pick one. Doing all three means the commercial team knows what a residential tenant costs to house, and the investment side knows what a building is actually like to run.

Around 500 homes. Finding tenants, collecting rent, handling repairs and keeping every certificate current.

What you can hold us to
Every agency says it is reliable. These are the four things we would rather be judged on.
- You get a person, not a portal
- You will know your property manager by name and be able to ring them. Nothing here works well through a ticket queue.
- We would rather fix it than report it
- Small problems get dealt with and you hear about it afterwards. You should not have to authorise a washer.
- Bad news early
- Arrears, a tenant leaving, a roof that will not last the winter. You are told while there is still time to act.
- We have seen it before
- Four decades covers two property crashes, a pandemic and every kind of tenant. Very little is new to us now.
Where we work
Manchester, and wherever the building is
The office is in Crumpsall, and has been in north Manchester the whole time. We know the North West, the West Midlands, and Yorkshire and the Humber best, because that is where most of the portfolio sits.
We manage further afield when it makes sense, and we will say so when it does not — a building nobody can get to quickly is a building that gets managed badly.
